What the valuation is
A written valuation report giving my opinion of the market value of the property at a stated date, prepared in accordance with RICS Valuation – Global Standards. It sets out the property, its condition and tenure so far as inspected, the evidence relied upon and the basis of the figure reached.

Local evidence, not a national average
Values in Sheffield can change street by street, and stone terraces, back-to-backs and inter-war semis do not move in step with one another. Thirty years of watching the local market is what turns comparable sales into a defensible figure. I work across Sheffield, South Yorkshire and Derbyshire.
Common questions
What is a Red Book valuation?
A valuation prepared in accordance with the RICS Valuation – Global Standards, known as the Red Book. It is a formal, independent opinion of market value, not a marketing appraisal.
Is this the same as an estate agent's valuation?
No. An agent gives an asking-price opinion to win the instruction. A RICS valuation is a reasoned figure supported by evidence and prepared to a professional standard.
I need a valuation for probate. Can you help?
Yes — valuations for probate are one of the most common reasons people instruct me. Executors and solicitors are welcome to contact me directly.
What information do you need from me?
The address, the reason for the valuation, the date it needs to be effective from, and access arrangements. Anything you have on tenure, alterations or restrictions helps.
Do you need to inspect the property?
Yes. An inspection is carried out before the valuation is prepared.
Which areas do you cover?
Sheffield, South Yorkshire and Derbyshire.
