Level 2 Homebuyer Survey

What it is: The standard RICS home survey. A visual inspection of the parts of the property that are readily accessible, reported with traffic-light condition ratings.
Who it suits: Conventional houses and flats in reasonable condition, built in more recent decades or well maintained.
When to choose it: You want to know what needs attention and what can wait, without a page-by-page technical study.

Level 2 Homebuyer Survey & Valuation

What it is: The Level 2 survey with an opinion of market value and an insurance rebuild cost added.
Who it suits: Buyers who want an independent view of what the property is worth, separate from the lender's own valuation.
When to choose it: You are negotiating on price, or you want the rebuild figure for insurance.

Level 3 Building Survey

What it is: A detailed inspection and report covering construction, condition, the likely cause of defects and repair priorities.
Who it suits: Older, larger, stone-built, altered or unusual properties, and anything in poorer condition.
When to choose it: The property is pre-1930, has been extended or converted, or something about it concerns you.

Specific Defect Survey

What it is: One problem, looked at properly — what is happening, why it is happening and what to do next.
Who it suits: Owners and buyers with a single concern: cracking, damp, movement, a bulging wall, a roof or masonry issue.
When to choose it: You want a diagnosis before you commission any repair work.

Market Valuation

What it is: A RICS-compliant (Red Book) opinion of market value, prepared following an inspection of the property.
Who it suits: Executors, solicitors, separating couples, shared-ownership sellers and private buyers and sellers.
When to choose it: You need a valuation that will stand up to scrutiny rather than a marketing appraisal.
